Description

Set back from the road, the site currently comprises an agricultural building set in approximately 23 acres of arable land. Permitted development was approved in October 2016 for the conversion of the barn to a residential dwelling under Class Q (planning ref: 16/02991/COUAR).

The Barn

Approached via a gated access with a concrete drive and parking area, the proposed dwelling has a gross external area of approximately 332m2 (3,573ft2) and will be of concrete frame construction with timber cladding to the walls and insulated roof sheeting.

Set over a single storey, the accommodation will comprise an open plan kitchen/living/dining area, utility room, four bedrooms, a family bathroom and one en-suite bathroom.

The Land

The land surrounds the barn and extends to a single block of level arable land currently down to a grass ley. Extending to 23 acres (9.37 hectares), the land is enclosed by mature hedges and is accessed off the drive.

According to the Agricultural Land Classification, the land is classified as Grade 3 with the soils being of the Denchworth series, well suited to winter cereals and short term grassland.
