The Land

The land comprises approximately 52.79 acres

(21.36 hectares) of arable land together with 7.33 acres (2.96 hectares) of woodland. The land slopes from the south east to the north west down towards the canal which forms its northern boundary. The B4009 forms the south eastern boundary, whilst the east of the land adjoins a linear residential cul-de-sac and woodland. Access to the land is taken via a set of double metal gates on Chiltern Way.

The land is classified under the MAFF Land Classification as Grade 3. According to the Soil Survey of England and Wales, the soils on the land are of the Evesham 2 Series which are slowly permeable calcareous clayey soils. The land is best suited for winter cereals and short term grassland.

Part of the southern boundary is unfenced, identified by points D, E and F on the sale plan. Marker posts will be erected following harvest to identify the boundary.

Method of Sale and Tenure

The land is sold by private treaty as a whole. The land is sold subject to the unexpired term of a Farm Business Tenancy which expires on the 30th September 2016. Early entry may be available by separate negotiation with the outgoing tenant.
