The land is classified under the MAFF Land Classification as Grade 3. According to the Soil Survey of England and Wales, the soils on the land are of the Evesham 2 Series which are slowly permeable calcareous clayey soils. The land is best suited for winter cereals and short term grassland.
Part of the southern boundary is unfenced, identified by points D, E and F on the sale plan. Marker posts will be erected following harvest to identify the boundary.
Method of Sale and Tenure
The land is sold by private treaty as a whole. The land is sold subject to the unexpired term of a Farm Business Tenancy which expires on the 30th September 2016. Early entry may be available by separate negotiation with the outgoing tenant.

The land is registered on the Rural Land Register for the Basic Payment Scheme. The entitlements are not included in the sale.
The land is not included in any Environmental Stewardship Schemes.

The vendor reserves a right of way along the north eastern boundary for all purposes with or without vehicular access to the adjoining woodland coloured brown and identified A, B and C on the sale plan.

Planning and Development
In planning terms the land is situated in the Green Belt. We understand there are a number of restrictions related to any development adjacent to Upper Icknield Way. The vendor has applied an overage clause for residential and commercial
