A remarkable period style property of excellent proportions with views of the Owenriff River.

Waterfall Lodge was built in 1995 of a period Victorian style and stands on a 0.8 acre south facing elevated site on the banks of the River Owenriff, bounded by stone walling. The property is extremely well laid out with spacious light rooms with river views from the front and side elevations.   The spectacular waterfall is a feature of the manicured gardens with the fishing rights for three rods on the bank.

The River Owenriff is a popular salmon and trout fishing river as it is one of the routes the salmon take to their spawning grounds in early summer.

Waterfall Lodge is approached via a meandering tarmacadam avenue leading to the front of the property. The spacious entrance hall has the three principal rooms leading off all of good proportion, the front elevation having large bay windows, reclaimed wood flooring, deep cornicing and ornate fireplaces. The Kitchen is of a traditional style with views out towards the river. There is also utility room, two bedrooms, bedroom\study and bathroom with Jacuzzi shower system on the ground floor. Sweeping stairs with half landing lead to the first floor with six en suite very large bedrooms, bathroom with roll top bath all with splendid views of the gardens and river.

Outside the property stands in 0.8 acre of beautiful mature landscaped gardens with wide lawns, mature specimen trees and shrubs with the spectacular waterfall and River Owenriff bounding the property. There are two sheds for useful storage.

Waterfall Lodge is a wonderful family home, however due to the size and premier location the property would be ideal as and up market guest House and currently has full planning permission to do so.

Waterfall Lodge is located, a few minutes' walk from the village of Oughterard which is well catered for with a range of shops, cafes, pubs, restaurants, schools, sporting facilities and musical events. Oughterar known as the gateway to Connemara is a short drive from the historic thriving city of Galway. Famed for its wild natural beauty Connemara is a hugely popular tourist destination. Some highlights include Kylemore Abbey, Connemara National Park, a heavily indented coastline, beautiful white sandy beaches, its blanket bogs, the Twelve Bens mountain range, the traditional sailing boats, Connemara ponies, to name just a few. The world renowned Ashford Castle is a thirty minute drive.

Take the N59 from Galway city and from Oughterard village continue along Main Street over the bridge in the direction of Clifden where you will see the river on your left. Waterfall Lodge is located approximately 0.5 kms from the bridge.
