Description

5.19 acre Residential Development site for sale with outline planning permission for 15 dwellings.

For Sale Freehold by Private Treaty.

THE OPPORTUNITY:

The development land is located on the edge of the village of Llandygai, close to the city of Bangor.

The site is comprised of an agricultural field with adjoining woodland with an open aspect to the West and views of the Carneddau mountain to the South.

The land is offered for sale by private treaty with vacant possession.

LOCATION:

The site is located in a quiet position in the sought after village of Llandygai which is conveniently located close to both the A5 and A55 North Wales Expressway.

The city of Bangor with its extensive range of facilities and a mainline railway station is located two miles to the North West. The A55 dual carriageway is only one mile to the South with its important links to Anglesey or towards Conwy/Colwyn Bay.

There is an outstanding primary school, a church and a village hall in Llandygai village with the village centre being protected as a Conservation Area.

SITE:

The site is level with woodland included to the Northern and Eastern sides with the main access off the old A5 road opposite the old Vicarage.

There is an area of pasture land to the East to accommodate the sewage treatment plant where part of the woodland included in the sale slopes away to the Eastern and Northern sides.

PLANNING:

The site has the benefit of outline planning permission from Gwynedd County Council (C09A/0518/16/AM) dated 26th September 2012. There is a Section 106 Agreement dated 2nd August 2012.

The consent is for 15 dwellings of which five are affordable dwellings. Copies of the planning permission and Section 106 Agreement can be inspected at the offices of the selling agent.

SERVICES:

We understand that mains water, electricity, gas and BT services are all available nearby. However, prospective purchasers should make their own enquiries to confirm the location and capacity of these services. Mains drainage is not available, so prospective purchasers will have to budget to provide a sewage treatment plant on site to the rear of the development.

METHOD OF SALE:

The residential development is offered for sale by private treaty with vacant possession.

VIEWING:

By prior appointment with the agents and with a set of particulars in hand.
