Situation

Coolangatta is situated on Kings Road right on the edge of the village with views over farmland to the front. Silchester is a popular village located on the Hampshire/Berkshire borders. The village itself has facilities including a primary school, a popular village pub, village green, and church whilst more day to day facilities are available in the nearby town of Tadley, 2 miles west. More extensive leisure, recreational and educational facilities in the nearby towns of Newbury, Reading and Basingstoke, all within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways. Silchester is the site of the Roman town Calleva Atrebatum, the ruins of which are situated on the edge of the village, and there are many walks in the area, along the ancient Roman Walls, in Pamber Forest and across the common.

The Property

Coolangatta is an attractive detached Victorian house, thought to have once been a shop, which offers bright and well-proportioned accommodation.

On the ground floor, the front door opens to the entrance hall which leads to the dual aspect sitting room. This has a fireplace with fitted gas fire and opens to the family room, creating a spacious living area, with a bay window and French door opening to the side, and with the staircase rising to the first flood. The dining room has a log burning stove with a window to the side and the rear hall gives access to the back door, the cloakroom and the fitted kitchen which overlooks the rear.

On the first floor, the master bedroom has a dressing area (with room for an en suite shower) and there are two further bedrooms, one of which has lovely views to the front, and the family bathroom.

Outside

To the front there is a concrete drive providing off road parking. This leads along one side of the house to the garage located at the rear, attached to which are two stores and a greenhouse.

The rear garden is level and enclosed and laid pricipally to lawn with a patio, flower beds and shrub borders, and extends to about 80ft in length.
