Situation

Silchester is a popular village located on the Hampshire/Berkshire borders. The village itself has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley. More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke are all within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways. The village itself is the site of the Roman town Calleva Atrebatum and is surrounded by delightful heathland and woods.

The Property

New Timber Lodge is a detached thatched cottage thought to date from the early 18th Century, noted as a house of local interest and located in the heart of the village within the Conservation Area. Substantially extended during the 1970’s and again in 2005, the property now offers well-proportioned single storey accommodation of great character.

The front door opens the L-shaped sitting room/dining room. This has a triple aspect with French doors opening to the rear garden, a brick fireplace and some exposed ceiling beams. To one side is the study/bedroom 4 which overlooks the rear garden. The kitchen/breakfast room links the main reception area to the bedroom wing. It is dual aspect and comprehensively fitted with a tiled floor, and to one side is the utility room which gives access to the side garden. The inner hall gives access to the three double bedrooms with includes an excellent master bedroom with vaulted ceiling and French doors opening to the garden (as does bedroom 3) and an en suite shower room, and the family bathroom and separate cloakroom.

For further details, please refer to the floor plan.

Outside

The property is approached from the road over a gravel driveway which provides ample parking to one side, and there is space for the building of a garage. Set further back in the garden is a garage sized workshop. The garden extends to about 0.49 acre. It is level and lies primarily to the rear and one side of the cottage and is predominantly laid to lawn with a number of mature trees and some bushes, and there is a terrace adjacent to the cottage and a well.
