There are no services currently connected to the land. However there is an old water connection on the southern boundary.
Wayleaves, easements and rights of way
The property is being sold subject to and with the benefit of all rights including; rights of way, whether public or private, light, sport, drainage, water and electricity supplies and other rights and obligations, easements and quasieasements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not.
A footpath crosses part of the land on the south western boundary and there is a right of access over part of this to access neighbouring fields.
A gas pipe crosses all three fields approximately east to west.
Any guide prices quoted or discussed are exclusive of VAT. In the event that a sale of the property or any lot or part of the property or entitlements become a chargeable supply for the purposes of VAT, such tax will be payable (or become payable by the purchaser) in addition to the purchase price.
Basic Payment Scheme
The Vendors will use their best endeavours to transfer the relevant number of Entitlements with the land. The Vendors will retain the payment for the 2017 claim.
