A beautifully decorated and spacious house with lovely rural views in a quiet position in this desirable village.
Situated towards the end of Rook Lane, 12 Southbrook is in a very pretty corner plot and has lovely views over the fields and countryside behind the house. In 2009 the two storey side extension was completed adding the drawing room, with its log burner and French doors out to the garden, plus the master bedroom suite above with its stylish en suite shower room with slate tiles and dressing area. At this time the kitchen was also renewed with, granite works surfaces and new appliances including the Neff dishwasher, induction hob, oven and microwave. An integrated speaker system was also added along with concealed wiring for the TV.
When combined the drawing room, kitchen breakfast room and garden room create a wonderful entertaining space. The adjacent and cosy sitting room with its characterful fire place adds further entertaining space and gives the house great flexibility. On the first floor, and in addition to the smart master bedroom suite, are 2 double bedrooms, a single bedroom and stylish family bathroom with travertine tiles.
Approached via a side gate from the off-street parking area which has space for 2 cars the front garden is beautifully planted with mature beds, shingle paths, potting shed and patio area in Lakeland slate. Some of the plants include a Daphne odora, wisteria, acer brilliantissimum, there are also many hellebores and roses.
To the side and rear of the property are further smart patios (also Lakeland slate) with seating areas which make the most of the lovely views behind the house. There is a useful summer house or home office with power and light plus raised vegetable beds and garden shed. The rear boundary has an attractive wall and there are fences, shrubs and trees to the side and front garden boundaries.
