Sandwith Moor Plantation comprises a commercial block of mature woodland extending in all to approximately 182.36 acres (73.80 hectares) situated on the edge of the Nidderdale Area of Outstanding Natural Beauty (AONB) at Norwood Edge.

The Plantation was planted in the early 1980’s and comprises non-native species including a large proportion of Sitka Spruce and Lodgepole Pine together with Scots Pine and Japanese Larch. A ten year Woodland Management Plan was commissioned in 2010.

A Felling Licence (No. 012/99/08-09) was put in place for thinning throughout the total area of the woodland and as such a more intensive thinning programme has been implemented however, further thinning is necessary.

Tenure and Possession

Sandwith Moor Plantation is offered for sale freehold with vacant possession on completion.


After two years of ownership, commercially managed woodlands qualify for Business Property Relief which provides 100% relief from Inheritance Tax. The sales of Timber are free from income tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.

Sporting Rights

The sporting rights are included in the freehold sale in so far as they are owned.

Mineral Rights

The Mineral Rights are reserved to a third party and as such are not included within the sale.

Easements, Wayleaves and Rights of Way

The land is sold subject to and with the benefits of all rights of way, water drainage, water courses and other easements quasi or reputed easements and rights of adjoining owners (if any) affecting the same and all existing and proposed wayleaves and other matters registered by any competent authority subject to statute.

Two public footpaths transect the Plantation along the northern and southern boundaries.


The Vendor will only sell such interest in the boundary fences, walls, ditches, hedges and other boundaries separating the property from third party properties in so far as they are owned.

From Harrogate take the A59 west towards Blubberhouses. Continue along the A59 past Nab Ridge Wind Farm and the Black Bull Public House. Proceed past RAF Menwith Hill on your right hand side and turn left at the crossroads signposted Otley B6451. Continue along the B6451 for approximately 2.5 miles and Sandwith Moor Plantation is situated on the left hand side with parking available in the lay-by on the north western corner of the Plantation.
