The Property

Built in 1989 by a local builder for his own occupation, Old Rectory Farm enjoys a delightful yet very convenient, rural position, in gardens of about 2.5 acres and overlooking fields on two sides. The spacious accommodation extends to about 5,000 sq.ft and offers great flexibility with an excellent self-contained annexe.

On the ground floor, the front door opens to the vaulted reception hall from which the staircase rises to the galleried first floor landing, and there is a cloakroom off. The sitting room and dining room both enjoy a southerly aspect with French doors opening to the garden, with the former having an open fireplace, and with a double glazed conservatory to one side. There is a dual aspect study and a spacious triple aspect kitchen/breakfast room with French doors opening to both the rear and side gardens. Beyond the kitchen is a rear passage with utility and cloakroom, larder and broom cupboard off as well as multiple storage units.

On the first floor, both the master and guest bedrooms have balconies and en suite bathroom, and the latter has an en-suite mezzanine bedroom. There are two further bedrooms and the family bathroom.

The annexe has its own entrance with a cloakroom on the ground floor, whilst upstairs there is a lovely reception room with private balcony, a kitchen with utility room off and a large bedroom with en-suite bathroom. This annexe could provide self-contained accommodation, an excellent office suite or be incorporated into the main house.

The property is approached through a wrought iron gateway over a sweeping gravel driveway with lawns to either side, which leads to the gravel parking area in front of the integral triple garage. The gardens extend right around the house and provide a lovely setting with large areas of lawn with numerous trees and shrubs. An enclosed, more formal garden, with fishpond, beds and patios, lies immediately in front of the principal rooms. There is a vegetable garden with greenhouse and garden shed, and two granary stores and a seperate tool shed.

General remarks.

Mains water and electricity. Private drainage. Electric underfloor and ceiling heating. Solar panels.
