The land at West Tanfield offers an excellent opportunity to acquire a useful block of agricultural pasture extending to approximately 44.09 acres (17.84 hectares).

The land is conveniently situated to the east of the village of West Tanfield, approximately 7 miles north of the popular market town of Ripon and within 1 mile of the A6108 trunk road. The Neolithic site of Thornborough Henge is located directly to the east.

Lots 1, 2 and 3 benefit from roadside frontage onto the minor public highway connecting Thornborough and West Tanfield. Lots 4 and 5 are accessed via a Green Lane leading north from the same public highway.

Lots 3, 4, 5 and part Lot 2 have historically been used for landfill and have now been reinstated to agricultural use. The land is restored grassland and has been reseeded following completion of all landscaping works on the site. The site is a former gravel pit and was operational as a landfill site from 1987 to 2006. Restoration works were completed in 2009.

Lot 1 and the majority of Lot 2 comprise level, free draining meadow and pasture land. The land is bounded by a combination of hedgerows, hedgerow trees and stock proof fencing. Tenure and Possession

The land is offered for sale freehold with the benefit of vacant possession upon completion. Lots 3, 4, 5 and Part Lot 2 are subject to existing Access Agreements in favour of Yorwaste Limited to allow the ongoing monitoring and control of landfill gases and leachate. A gas flare to burn off excess methane is located within the compound situated on Lot 3, the provision of which is included within the Access Agreement and an additional payment of £1,000 per annum is received by the Vendor. The property is sold subject to the existing Access Agreements and the benefit stemming therefrom. Development clawback

In respect of Lots 1, 4 and 5 the purchasers will enter into an Overage Agreement of 50% for a term of 25 years from the date of completion to the benefit of the Vendor and their successors in title. The overage will be triggered by the sale with or the implementation of planning consent for any use other than agriculture, equine or forestry.

Sporting and Mineral Rights

The shooting and mineral rights are included in the freehold sale in so far as they are owned.
